THE SITE

The site covers around 1.67 hectares on the north side of Corringham Road, Gainsborough.

It is surrounded by homes on Beckett Avenue (west) and Woodhill Avenue (east).

This land was once part of the Peacock Hotel, which was demolished a few years ago. The area included a building and car park along Corringham Road, with an overgrown section at the back.

In 2016, permission was given to build 23 houses on part of the site, but this was never carried out.

The former pub car park is now a retail store, while the rest of the frontage along Corringham Road remains undeveloped.

THE PROPOSALS

  • The plan is to build a two-and-a-half storey Residential Care and Dementia Home on the site.
  • The development will include landscaping and car parking, with a new access road from Corringham Road, located to the west of the existing retail store.
  • The facility will provide 70 beds in total: 46 for residential care and 24 for dementia care.

  • Meeting Local Demand
    The most recent purpose-built care home in the area was completed 23 years ago, in 2002. Since then, there has been a significant under-supply of modern, market-standard care home bedrooms, which typically include wetroom en-suite bathrooms.
  • Currently, there are 356 care home beds in the local and surrounding areas, but only 139 bedrooms (39%) have wetroom en-suite facilities—the minimum standard expected in new CQC-registered care homes.
  • With an ageing population and increasing demand for dementia care, there is a clear local need for the additional facilities this development will provide.

Revitalising an Unused Site
Bringing vacant land back into positive community use, while respecting the character of the surrounding area.

Environmental Enhancements
A biodiversity net gain strategy will be implemented, including:

  • Large-scale tree planting programme
  • Wildlife enhancement areas throughout the site

Thoughtfully Designed Facilities
The care home will include:

  • 46 residential care bedrooms
  • 24 dementia care bedrooms
  • Community rooms, staff areas, and service rooms
  • 33 car parking spaces, including 4 EV charging bays
  • Cycle parking
