Yorkare Homes are proposing to bring forward plans and is inviting local communities to share their views on an exciting proposal for a new, state-of-the-art, purpose-built care home and up to six new playing pitches at the site off Shipton Road in York.

We are proposing the demolition of the former Lime Trees NHS building and replacing it with up to six junior rugby union pitches and a new luxury care home.

Local communities will be at the heart of plans to make sure that this new development in their area is beautiful and well-designed.

The proposals would be designed to fit sympathetically with the local surroundings and include extensive gardens, which would include a new pond, extensive tree planting, and a wildflower meadow while retaining all the boundary trees which will limit views from the outside of the site. The proposed high-quality care facilities would meet the local need for residential, respite, and specialist dementia care and the rugby pitches would help meet the growing demand for further local community sports facilities, particularly for boys and girls.

The application will be submitted on behalf of joint applicants: Yorkare Homes, NHS Property Services (the landowner), and York Sports Club. As part of the planning application, Yorkare Homes will be gifting the new RFU standard junior sports pitches (that are to be located north of the main Lime Trees site) to York Sports Club.

THE SITE

The proposed Lime Trees site is owned by NHS Property Services, off Shipton Road, York.

Until recently it operated as the National Deaf Child and Adolescent Mental Health Service. The facility recently closed and is now surplus to requirements.

The site is therefore occupied by a series of vacant connected buildings and a vacant car park which form a large brownfield site; with a wider greenfield area that provided open space to the former health service. It is bound by a strong corridor of trees along Shipton Road, York Sports Club buildings to the southern boundary, and York Sports Club playing pitches to the west. The site is accessible to the established largely residential area of York to the north, east, and south.

York Sports Club boasts some of the finest sports facilities in Yorkshire and is the sports, social and business venue for York.

Established in 1966, the Clifton Park site is home to four of York’s premier sports clubs.

York RUFC has over 700 members, including juniors & seniors for males and females, and a Cavaliers team for veterans. The club hosts County Cup competitions, has won the Yorkshire Shield three times and, with an extensive Youth Development section, York is the epitome of ‘grassroots’ rugby.

York Sports clubs include Rugby, Tennis, Cricket, and Squash.

THE PROPOSALS

  • Provide up to six RFU standard junior sports pitches, creating a new 1.5 acre sports field for the local community on existing open space
  • Responding to the need and growing demand for junior boys’ and girls’ rugby
  • Responding to the need for training pitches for all age groups
  • Enhance accessibility for juniors into sports within the local area
  • Protecting the Sports Clubs’ existing 1st team rugby and cricket pitches for match play by providing dedicated training pitches and junior pitches
  • Providing a bespoke and high-quality care home environment in York
  • Providing specialist dementia care facilities within the home
  • Delivering around 50 full-time and 30 part-time jobs across healthcare and general running of the home
  • By 2023 an additional 459 care home beds will be needed in the York area to meet the growing demand for care, highlighting the significant under-provision currently experienced in York
  • Bringing this currently unused site back to life
  • Brownfield land beautifully redeveloped
  • Biodiversity net gain, including large-scale tree planting programme and the introduction of a pond into the gardens
  • Retention of all trees along the Shipton Road boundary

KEY BENEFITS AND NEEDS

Meeting a recognised local need for care home facilities

It is widely understood that there is an under-provision of high-quality, full ensuite Care Home facilities in York. This additional 57 bedroomed Care Home will provide and reduce the undersupply of 459 Care Home bedrooms needed. Thus, our proposal is positive in meeting a growing local need. 

Yorkare Homes have consulted the City of York Council on emerging development proposals that will be designed to fit sympathetically with the local surroundings and include extensive gardens and retained trees to limit views to and from the site.

NEXT STEPS

Yorkare Homes are now consulting with the local community to hear their views and comments which will help inform and shape the future planning application.

Local communities will be at the heart of plans to make sure that our new developments in their area are beautiful and well-designed.

Following a period of consultation, the comments will be reflected upon, with appropriate revisions made and proposals will be submitted to the City of York Council. Should the plans be approved, Yorkare Homes and York Sports Club will be aiming to deliver the sports pitches in 2023 and the care home by 2024.
